Merry Christmas

Dear customers,

A crazy year full of new and unexpected challenges lies behind us. Many things in the workflow, in the structures and above all in the cooperation had to change from one moment to the next. We have tried to find good answers to these and to go new ways.

Now we are taking the Christmas break to review the year behind us and to make plans for the new year.

WEG amendment enters into force

The German Condominium Modernisation Act (WEMoG) came into force on 01.12.2020. This law will bring about fundamental changes to the WEG. This is a brief overview, which does not claim to be exhaustive:

  • In future, there will always be a quorum for the owners' meeting, even if only one condominium owner is present or represented
  • in special cases, circular resolutions may also be adopted by simple majority
  • For powers of attorney for the owners' meeting, the text form instead of the written form will be sufficient in future
  • in future, there is a right to have structural changes carried out, provided that these changes serve the purpose of accessibility, the loading of e-movables, protection against burglary and the expansion of fibre optic networks - in this case, the owners must tolerate the measure and can only have a say in its design
  • Participation in an owners' meeting can now also take place digitally, provided that the owners' association has previously decided to do so

Dear Customers,

Also this year we close our office traditionally over the Christmas holidays until New Year's Eve. This year our office will be closed from 23.12.2020- 03.01.2021. From 04.01.2021 we will be at your disposal again during our usual office hours. Thank you for your understanding.

Changed opening hours due to Corona

Unfortunately, due to the restrictions imposed once again by the federal and state governments, we have to implement the following changes:

  • Our employees will work alternately in the home office, so that it will not always be possible to reach individual employees by telephone.
  • All enquiries will be processed immediately as usual.
  • We ask customers who can clarify enquiries by telephone or e-mail to refrain from visiting the office in person.
  • A personal visit to the office is only possible by prior appointment.
  • We make every effort to arrange viewing appointments digitally.

New regulations on the brokerage fee when buying real estate

The Bundestag has decided that from probably December 2020 it will no longer be possible for the brokerage fee to be charged to the buyer alone if the seller has commissioned the broker. If the broker acts for both the buyer and the seller on the basis of two brokerage agreements, he can in future demand a fee from both parties in the same amount. This applies to the sale of single-family houses and condominiums. Furthermore, the brokerage agreement must be in text form. A verbal agreement or a handshake is no longer sufficient.

We are back!

During the time of the lockdown because of the COVID-19 disease a large part of our team worked in the home office and we kept customer and service provider contact to a minimum.

From 01.06.2020 we are back again. Our office will also be open again on Friday from June. However, we would like to point out to our customers that we will continue to try to keep personal customer contact to a minimum and to comply with the recommendations of the state and federal governments at intervals. We thank you for your understanding.

Changed consultation hours due to corona virus

The corona virus caught us all off guard. In recent weeks, we have intensively studied the latest reports and take the recommendations made by the federal and state governments very seriously. We will implement the following changes in our company for an indefinite period of time:

  • The office will be closed on Fridays
  • The office hours from Monday to Thursday will remain from 8.00 to 12.00 and from 14.00 to 16.30
  • All employees will work alternately in the home office, so that it will not always be possible to reach individual employees by telephone
  • All inquiries will be processed immediately, as usual
  • We ask customers who are able to clarify inquiries by telephone or e-mail to refrain from visiting the office in person
  • For the time being we do not carry out any viewing appointments
  • Owners' meetings will be postponed until late summer. Statements of accounts will be sent to all owners and tenants immediately after they are drawn up

Amendment to the WEG

The Condominium Act is to be amended. To this end, the Federal Ministry of Justice and Consumer Protection wanted to present a draft law by the end of 2019. On 13.01.2020 the draft bill was published and sent to numerous associations for comments. The draft law contains the following essential changes:

  • Renovation and modernisation are to be simplified
  • The Community is to become the managing body
  • More powers should be given to administrators
  • Owners' meetings and resolutions should be simplified
  • some more

The real estate associations now have time to comment on the draft law.
