Leipzig extends some renovation statutes

In six Leipzig districts, the redevelopment statutes have been extended until the end of 2022 and the end of 2023. The extension until the end of 2022 applies to the statutes of Neuschönefeld, Connewitz-Biedermannstraße, Lindenau II and Kleinzschocher. The statutes for the Inner South and Gohlis were extended until the end of 2023.

According to information provided by the City of Leipzig, high compensation contributions have already been received, which are now to be refinanced. For this reason the statutes were partly extended.


Urban development measures are intended to stimulate investment activity in these areas, thereby eliminating grievances and thus increasing competitiveness.

Prospects 2020

After a successful year in 2019, we are looking forward to the year 2020, which lies ahead of us. Various topics will move us in the coming year. Our focus in 2020 will be on digitization. Technical developments mean that we too are beginning to digitize internal processes and thus make them more efficient. This will keep us abreast of technological developments and make us more competitive. This topic will certainly accompany us not only in 2020 but also beyond.


We also plan to accompany some of our customers to the end of the inventory retention process in sales in 2020. Together with our sales partner, we prepare market price estimates, advise the customer on preparatory measures for the property and finally look for customers. In this way, we can provide our customers with all-round support and use the trust built up over the administrative period in the sales process as well.


The further training of our employees will also be an important component in 2020. We conduct our further training courses at certified training academies and thus ensure that we are always up to date for our customers.

At the beginning of the year, we are allowed to take over some new properties in the administration. We are looking forward to intensifying our work with existing customers and establishing new good cooperations with new customers.


Our team is looking forward to new challenges and projects in the new year 2020.

Review 2019

We want to use the pre-Christmas time to take a look back at the past year. After another specialist joined our team last December, we were well prepared for the challenges that the 2019 year brought with it. We were able to take over new properties at the beginning of the year and again and again during the course of the year. In addition to further communities of owners, we were also able to win global owners as new customers. More and more existing customers who expanded their portfolios have placed their trust back in our company. This gives us confidence in the work we do. We were able to accompany some properties through the marketing phase at the end of the portfolio maintenance phase and support our owners until the successful conclusion of the purchase agreement. As real estate specialists, we can thus support our clients during the majority of the property's life cycle.

In 2019, we again attended numerous real estate events in order to further strengthen our network and remain up-to-date at all times. In addition to the Real Estate Policy Evening last January, we took part in the Real Estate Talks 2019 in Leipzig and held interesting discussions as part of the industry meeting.

Each member of our team completed an average of 10 hours of further training this year and received training in the areas of annual accounts in condominium owners' associations, current legal rulings and construction law for property managers.

Another important concern for us was parking for residents in the Waldstraßenviertel, where our office is located. This parking concept was to be introduced on 30.10.2019 in the spacious Waldstraßenviertel. Unfortunately, the tradesmen, freelancers and secondary residents have been forgotten or not taken into account within the framework of the citizens' participation. Since the end of August, we have been leading the way in finding a solution with the City of Leipzig. We are on the right track and hope for a consensus with the city of Leipzig.

We are looking forward to all upcoming, new projects in 2020. We thank our customers for their loyalty, for the constructive exchange and for the trust they have placed in us, which is one of the most important pillars of our work.

Teamtraining 05.12.19-06.12.19

Competence, professionalism and satisfied employees are our key to success. Only with a strong team can we deliver top performance for our customers. We have been focusing on training and further education for years and are therefore once again conducting a two-day team training course this year. For this reason our office will be closed on 05.12.2019 and 06.12.2019. We thank you for your understanding.

Just one important thing for us.

On 30.10.2019 parking in the Waldstraßenviertel will be subject to a fee. Residents can apply to the city of Leipzig for a resident parking permit. Unfortunately, all tradesmen and residents who do not have their main residence in the Waldstraßenviertel are exempt from this regulation.

As a result, all employees of companies are not allowed to park more than two hours a day in the large area of the Waldstraßenviertel. These two hours are also subject to a charge. So where do we park our cars from 30.10.2019 onwards during the working hours, which are usually 8 hours? Numerous employees who work in the Waldstrassen-district live in the Leipzig area and are dependent on cars. Others use the car to attend daily work appointments and for this reason need their car here in the Waldstraßenviertel. Where will company cars be parked in the future if no rentable parking spaces are available?

Rent Index 2018

The Mietspiegel 2018 was adopted at the Council meeting on 27 June 2019 as the so-called qualified Mietspiegel in accordance with § 558d BGB (German Civil Code). It is valid from 28.06.2019. Thus the Leipziger Mietspiegel 2016 steps out of force. The rent index 2018 is to everyone available to download on the web page of the city of Leipzig.

BGH decision on cost reimbursement in the WEG

In its ruling of 14 June 2019, the Federal Supreme Court ruled that owners who have repairs carried out on their joint property without authorisation are not entitled to reimbursement of costs by the WEG. In the present case, an owner had repairs carried out on his windows without the prior decision of the owners' association.

It is reasonable for the condominium owner concerned to comply with the procedure stipulated by the Condominium Ownership Act in any case. It could bring about a resolution of the residential properties over the execution of the necessary measure. If the request does not find the necessary majority in the residential properties meeting, it can raise the resolution replacement complaint after § 21 exp. 8 WEG. Also the issuing of a provisional order comes into consideration.

Rent Index 2018

For the ninth time now, a new qualified rent index has been compiled through tenant and major landlord surveys. The rent index for 2018 is to be approved by the city council of Leipzig in the second quarter of 2019. The rent index 2018 will come into force on the following day and replace the rent index 2016. We will keep you informed of when the new rent index will come into force.
